You might not think it matters, but first impressions really do count.

It only takes a potential homeowner thirty seconds to make a mental note of what they encounter when they first walk into a home. Keeping this in mind is crucial when preparing your home for sale.

From the temperature, to the smell, to the color on the walls, all will be a judgment factor in previewing your home. Think about it. When you first walk into a space, what is the first thing you notice? The smell? Clutter? Pets?

 

So, what do potential home buyers notice first?

Researchers conducted a survey and discovered that more than seventy-five percent of home buyers judge a home in less than a minute from first walking through the door.

Not surprisingly, the sense of smell took the first hit. We judge our food, our homes, and our surroundings by how they smell.

Coming in second was how cold or hot they felt when they came inside and whether the floors were clean.

Just as you wouldn‘t dream of inviting guests over to an unkempt home, you shouldn’t open your house up to buyers without making sure it is in tip-top shape.

Here are more things potential home buyers may notice about your home that could have a negative impact:

  • Pet or cigarette smells
  • Full trash cans
  • Outdated wall colors
  • Dirty windows
  • Unkept lawns
  • Cluttered counters
  • Outdated fixtures
  • Stinky laundry
  • Dirty bathrooms
  • Dusty shelves
  • Stained carpets
  • Dark rooms
  • Too much furniture
  • Too many personal items
  • Cluttered, smelly closets

Before you hire a stager, consider taking care of the basics in terms of cleaning, deodorizing, depersonalizing, etc.

Doing so will save you money and will also produce a good foundation for your stager to go in and create the perfect ambiance to make your buyers to feel at home!  Remember, you want potential buyers to imagine themselves living in your home and showcasing a clean, fresh, updated and strategically decorated home will give them a little push to do just that!!!
